  4. Valuation and removal costing. Resale value is weighed against the labor, trucking, access and disposal needed to clear the space.
  5. Written net offer. You typically receive it within 5 business days of the walkthrough.

Pre-walkthrough checklist

A little preparation makes the walkthrough faster and the offer more accurate.

  • Confirm which items are staying with you and mark them clearly.
  • Identify anything owned by the landlord or leased from a third party.
  • Gather any original furniture invoices or floor plans you have.
  • Note move-out dates, building rules and any after-hours requirements.
  • Flag electronics and IT equipment so they can be handled as e-waste.
  • Ask building management about certificate of insurance requirements.

After you accept the offer

The inventory does not stop being useful once the number is agreed. It becomes the working document for removal.
