San Diego has a varied office market: glass towers downtown, research campuses on the Torrey Pines Mesa, and low-rise business parks stretching from Kearny Mesa to Carlsbad. Each one handles a move-out differently. This guide covers what matters when you need office furniture liquidation in San Diego, a full office decommissioning, or a clean office move-out before a lease ends.

San Diego office districts and building types

Where your office sits shapes access, labor hours and how much of your furniture is easy to resell. These are the areas most move-outs start from.

  • Downtown San Diego. High-rise and mid-rise office in the Core-Columbia area, the Marina district, East Village and Little Italy. Expect managed loading docks, freight elevator bookings and after-hours move windows.
  • UTC and University City. Class A towers along La Jolla Village Drive and Executive Drive, plus a growing number of life-science buildings near UC San Diego.
  • Sorrento Mesa. Tech and life-science campuses, many of them two- and three-story buildings with mixed office and lab space.
  • Carlsbad. Business parks around Palomar Airport Road with corporate headquarters, R&D and flex buildings. Access is usually easier, but some buildings have grade-level doors instead of docks.
  • Kearny Mesa. A central mix of low-rise office, government-adjacent tenants, call centers and industrial flex space, with high workstation counts in some suites.

Downtown and UTC towers run move-outs through the property manager. The details vary by building, but most rules fall into the same categories.

What to expect

  • Certificates of insurance. Buildings typically require a COI from every vendor, naming the owner and property manager as additional insureds, before a crew is allowed on site.
  • Freight elevator reservations. Many towers have one freight car, shared by every tenant. Book it early and confirm the exact window.
  • Dock scheduling. Downtown docks are small and busy. Trucks that miss their slot may wait or be turned away.
  • After-hours work. Many Class A buildings restrict furniture removal to evenings or weekends so tenants and lobbies stay undisturbed.
  • Protection. Floor runners, wall and door protection, and elevator pads are commonly required.
  • Return condition. Your lease defines how the space must be returned. Cabling, wall-mounted items and furniture anchored to floors or walls often need to go.

Life-science and lab buildings

San Diego is one of the country's major life-science markets, with lab buildings concentrated in Torrey Pines, Sorrento Valley, Sorrento Mesa and UTC. Clearing one of these spaces is really two projects: the lab side and the office side.

  • Lab equipment and materials such as chemicals, biological materials, fume hoods, biosafety cabinets and anything under a radioactive materials license belong with your environmental health and safety team and licensed specialty vendors. Electronics are universal waste

The California Department of Toxic Substances Control (DTSC) treats electronic waste as universal waste, a category of hazardous waste with its own handling rules. Covered electronic devices, which include monitors, TVs, laptops and other devices with video screens larger than four inches, cannot go to a landfill. Batteries, fluorescent lamps and mercury-containing devices are also universal waste and should never go in the dumpster.

Data on old devices

California Civil Code section 1798.81 requires businesses to take reasonable steps to dispose of customer records containing personal information by shredding, erasing or otherwise making the information unreadable. Computers, servers, copiers with hard drives and phones all need a plan, and a certificate of data destruction gives you the record.

Recycling and organics

California's SB 1383 and the City of San Diego's Recycling Ordinance require businesses to have recycling and organic waste service.
